The park service sets the rates which Xanterra must then charge, so many of those reservations made before the rates are set (or last year) will get an adjustment when they check in. It usually is only a couple or a few dollars from previous year's rates. Park Service owns the buildings, but Xanterra must use some of its income to do renovations...in contract. Don't know anything about any grant money. The reason the rates on the renovated Pioneers at Lake Lodge went up so much is they're now classified as higher grade cabins (Frontiers) and are in line with similar cabins at Canyon and other locations. Those little Pioneers for $75 are fairly rustic, and although this rate may get you a nice motel room on the road, it is economical for anything you can get inside the park. I know until 2010 or 2011 when there were only 10 renovated Pioneers there wasn't a difference in price, but then when they finished more and "reclassified" them to Frontiers they started charging the higher Frontier rates.
